House Construction Cost in Lahore

Construction is priced on covered area, the total floor area of every storey you build, not on plot size. A double-storey house has a covered area larger than its plot, and a basement adds more. Your architect's floor plans give the exact figure; before you have drawings, your society's building bylaws tell you how much of the plot each floor may cover.

Plot sizes differ with the marla standard. DHA, Bahria Town and most planned Lahore societies count a marla as 225 sq ft; older areas and land records use 272.25 sq ft. Check your allotment letter, or use the marla to square feet converter.

Ask every contractor what their rate covers. Quotations in Lahore are normally given at one of two levels:

• Grey structure. Foundations, the structural frame and roof slabs, brickwork, plaster, and the concealed electrical conduits and plumbing lines. The materials are cement, steel, bricks, sand, crush and concrete. Benchmark: PKR 2,800–3,200 per sq ft.
• Complete construction. Grey structure plus finishing: tiles and flooring, paint, doors and windows, sanitary fittings, the kitchen and wardrobes, and electrical fixtures. Benchmark: PKR 3,500–4,200 per sq ft with a standard finish, rising to PKR 5,000–6,500 for a luxury or custom finish. This is where the choice of brands and grades moves the total most.

A turnkey contract covers design, structure and finishing together. When you compare two quotations, compare them at the same level and against the same list of specified brands and grades.

A 5 marla plot is 1,125 sq ft on the 225 sq ft marla. Find the row nearest your covered area; each cell is that area multiplied by the benchmark range for the finish level. For a 1,800 sq ft covered area that is about PKR 50.4 – 57.6 lakh for the grey structure and PKR 63.0 – 75.6 lakh complete with a standard finish.

A 10 marla plot is 2,250 sq ft on the 225 sq ft marla. Find the row nearest your covered area; each cell is that area multiplied by the benchmark range for the finish level. For a 3,200 sq ft covered area that is about PKR 89.6 lakh – 1.02 crore for the grey structure and PKR 1.12 – 1.34 crore complete with a standard finish.

A 1 kanal plot is 4,500 sq ft on the 225 sq ft marla. Find the row nearest your covered area; each cell is that area multiplied by the benchmark range for the finish level. For a 5,500 sq ft covered area that is about PKR 1.54 – 1.76 crore for the grey structure and PKR 1.93 – 2.31 crore complete with a standard finish.

Rates are the published 2026 market benchmark ranges for Lahore used by our project estimator, where the sources are named. They are general market ranges, not prices offered by Danial Khan & Associates, and they exclude the architect's design fee (benchmark PKR 35–150 per sq ft), interiors and furniture, and external works. 1 lakh = 100,000; 1 crore = 100 lakh.

• Structural design. Soil conditions, a basement, large spans and double-height spaces change the quantity of steel and concrete.
• Specifications. The grade of steel and cement, and the brands of tiles, sanitary ware, wood and fittings.
• Finish level. A standard finish and a fully designed interior are very different budgets on the same grey structure.
• Site conditions. Access, filling and levelling, and the society's own requirements.
